Russians are actively buying the cheapest country houses and plots. The demand for such properties increased by 25-30% in January-April 2022 compared to the same period last year, Anton Saukov, head of the suburban real estate center of the federal company Etazhi, told Izvestiya.
According to him, the cost of purchased objects decreased by 15-20%. The Russians choose the most affordable options: the average offer price on the market is now 9% higher than last year, the expert added.
“The demand for a cheap fence in March 2022, compared to March last year, turned out to be about 10-30% higher,” Olga Magilina, Deputy General Director of KASKAD Real Estate, confirmed.
Demand for the most affordable objects showed an increase, for more expensive ones it decreased, she said. Interest in the most inexpensive houses and plots turned out to be 40-50% higher than in others, the developer said.
This year, some buyers are looking for an option not only for planting vegetables on the site, but also for breeding chickens, geese and other poultry, added Yulia Dymova, director of the Est-a-Tet secondary real estate sales office.
Mass buying of the cheapest options will gradually lead to an increase in the average cost of suburban housing, Saukov believes.
Including due to the fact that when buying for investment purposes, these objects will appear on sale with a margin of at least 10-15%. In addition, it should be borne in mind that part of the available supply is formed now at the expense of dachas and houses built before the period of a sharp increase in prices for building materials, he added. Some types of building materials have risen in price by up to 50% in two years, the expert recalled.
