The lack of knowledge about the connection of the Ijar system tenant to the Abshir system of the persons renting the building leads many people into this legal trap. Three years ago, Saudi introduced a law requiring all tenants to register through the IJAR platform. This scheme has been implemented by the Ministry to protect the rights of building owner and tenant. Most of the tenants in Saudi are connected to the IJAR platform.

Expatriate workers can live together in flats in Saudi if their names are registered together in the rental agreement. It is enough to mention all the names of occupants in the tenancy agreement. The authorities do not consider living together illegal. For this the National Address System has been linked to the IJAR network which is a rental service electronic system.
The building owner can demand payment of rent after 15 days from the due date. But if the tenant does not pay the amount even after 30 days, the building owner can approach crore. The Saudi court is ensuring legal protection in the matter. After attaching the tenancy agreement through the Najis portal, the building owner can file a case against the tenant.

If the case is filed, a message will be sent to the tenant’s mobile asking for payment. It would have asked that the money should be paid within five days. If the money is not paid even after these days, the court will inform the Central Bank. The tenant’s bank accounts will be frozen. And if there is money in that account, it will be sent to the building owner’s account. If the money is not in the account it remains frozen. A 10-year travel ban will also be imposed to the country.
Those who come to close the case after paying the money, if the case is filed by the building owner or the real estate company, they should contact them after paying the money to remove the legal proceedings. Plaintiff side has to apply to the court that the case is withdrawn as the money has been received. Only then will the court lift the travel ban and restore frozen bank accounts. Once the payment is made and the issues resolved, the process will be completed within three days.
